AED15bn Manchester City Yas Residences Begins Construction in Abu Dhabi

Ohana Development has started construction of Manchester City Yas Residences, an AED15 billion waterfront community on Yas Canal in Abu Dhabi, and opened a customer experience centre for prospective buyers.

The groundbreaking on 25 September marks the first visible construction milestone since the project was announced in January and formally launched in February. Ohana says the scheme will be delivered in phases through 2029.

The development is the first residential project globally to carry the Manchester City name. City Football Group chief executive Ferran Soriano joined executives from Ohana Development and the Abu Dhabi Real Estate Centre at the ceremony.

From branded launch to construction

Manchester City and Ohana announced their partnership in January, positioning the project as a club-branded residential destination rather than a conventional football sponsorship. Ohana then launched the scheme at Etihad Park in February with a stated development value of AED15 billion.

That distinction matters. The AED15 billion figure describes the stated value of the overall development; neither the latest release nor the earlier launch announcement identifies it as the value of a construction contract or as capital already deployed.

The latest announcement confirms that site work has begun and that an experience centre is operating. It does not name a main construction contractor, disclose the value of awarded building contracts or provide phase-by-phase completion dates. Those details will be important for assessing delivery as the project advances.

More than 2,000 homes on Yas Canal

Ohana says Manchester City Yas Residences will extend across 1.67 million square metres and contain more than 2,000 homes. The proposed mix includes apartments, maisonettes, waterfront penthouses, townhouses, twin villas and detached four- and five-bedroom villas.

The masterplan places the development on Yas Canal, near Yas Island’s major leisure destinations. Planned facilities include a Manchester City training academy, football pitches, fitness and recovery spaces, watersports facilities, a City Lounge and a City Cafe. The developer says more than 55% of the masterplan has been allocated to parks and green space.

These specifications remain developer statements and will ultimately need to be assessed against approved plans, construction progress and the amenities delivered at handover.

Why the football brand matters

Branded residences normally use a hospitality, design or luxury name to differentiate property and support premium pricing. Manchester City Yas Residences applies the same model to a sports brand, incorporating the club’s identity into facilities and resident experiences.

For Ohana, the association offers international recognition and access to Manchester City’s global audience. For the football club, the project extends its brand beyond matches, merchandise and sponsorship into a long-term physical development in Abu Dhabi.

The commercial test will be whether the brand continues to add value after the initial sales period. Buyers will still depend on conventional property fundamentals: construction quality, service charges, community management, rental demand, resale liquidity and delivery on schedule.

Off-plan delivery will remain the main test

The Abu Dhabi Real Estate Centre referred to Manchester City Yas Residences in a May market update as one of the emirate’s recent project launches and said it would continue monitoring off-plan sales registrations. This places the development within a broader expansion of Abu Dhabi’s new-build housing pipeline.

Opening the experience centre gives buyers a place to examine the masterplan, unit designs, finishes and waterfront setting. It does not replace the due diligence required for an off-plan purchase. Investors should verify the project registration, payment and escrow arrangements, contractual handover terms, service-charge assumptions and any restrictions affecting resale before completion.

Ohana chief executive Husein Salem described the groundbreaking and experience-centre opening as steps in converting the project’s concept into a delivered community. Soriano said the start of construction moved Manchester City’s first branded residential development into a new phase.

The milestone is therefore commercially significant, but construction execution is now the central measure. Progress against the phased 2029 programme, contractor appointments and the delivery of the promised public spaces and amenities will determine whether the project translates a globally recognised football brand into a functioning waterfront community.
